What Does SB721 Require?
SB721 applies to multi-family properties with 3 or more units. Inspections must be completed before January 1, 2026 and repeated every 6 years. Elevated elements subject to inspection must:
✔️ Be over 6 feet above the ground
✔️ Be designed for human use
✔️ Have wood-based structural supports
✔️ Extend from the building’s exterior walls

Examples of EEEs include:
• Balconies
• Decks
• Stairways
• Landings
• Walkways
• Railings
• Porches & Entries

Inspection Process:
Black Diamond inspects a random sample of 15% of all Exterior Elevated Elements (EEE’s) per SB721 guidelines. EEE’s are to be primarily inspected visually (non-invasive). However, if there is just-cause for further investigation; minor destructive testing will be performed to determine the root-cause of any issues.

Inspection Report:
Black Diamond will provide a detailed and comprehensive inspection report to include photo documentation, inspection findings and repair recommendations (if necessary). The SB721 inspection report will be distributed via email within (5) business days of the inspection.
